Rates
We typically charge 10% per month's gross rent collected to manage your property. We charge a management fee of 50% of the first month's rent and then 10% per month thereafter to completely manage your property.
For Example; If you have a house that leases for $600 per month. We charge $300 (50% of 1st month's rent) to find a tenant and perform a lease, then only 10% each month for lease execution and enforcement, and all other related duties. That's only $60 per month to have us handle all the hassles and headaches!!! If we don't collect rent, we don't get paid!
Our prices are competitively priced but will vary based on number of units, age of property and other management considerations.
Typical Property Manager Responsibilities;
All resident communications and interactions.
Rent and fee collection.
Tax appeals.
Marketing and leasing of homes and apartments.
Coordinating all maintenance and Capital Improvements.
Overseeing budgets.
Networking and establishing Vendor/subcontractor accounts.
Rent increases and valuation analysis.
Oversee resident legal matters.
Produce financial statements.
Owner Responsibilities:
Any and all costs associated with the property.
(These may include; Taxes and insurance, utilities, debt service, payroll for on-site employees, administrative costs, advertising beyond manager's agreed marketing plan, repairs and maintenance, and capital improvement costs. )
Keep managers updated on changes in contact info, plans for property and changes in ownership.
